Frequently Asked Questions - Mortgage Program

Q. If my credit doesn’t matter then why do you ask about my credit report?

A. Your lender may pull your credit report but not for your credit. What they are looking for is the monthly payments of the bills that show up on your credit report. We ask for this to calculate your income and expense report, which helps us to determine if you can afford the house or not.

Q. Should I still pay my mortgage while working with Northeast Settlement Group?

A. That decision is up to you. We cannot tell you to stop paying your mortgage however we do recommend if you’re not able to make payments you save money to build a cushion for when your payments start again.

Q. How long will the process take?

A. It typically takes between 5-8 weeks from start to finish. This is largely dependent on two things: how quickly you provide us with the information we need to submit to your lender and how backed up your lender is. It could be much quicker or much longer than that.

Q. What if my lender will not work with you?

A. Your lender does not want to foreclose on your home but they will if they think it is in their best interest. We would not have taken you on as a client if we didn’t know that we could show your lender that it’s in their best interest to work with you. In the rare event that a mortgage company will not offer you a plan we would refund your money. As a side note we have saved thousands of homes and have only had 2 that the bank would not offer a plan. There is better than a 99% chance your lender will offer you a plan.

Q. What is Northeast Settlement Group’s success rate?

A. We have a 99% success rate which is why we offer our 100% guarantee. When we take you on as a client you can feel comfortable knowing that you are in good hands and we are going to get this taken care of for you.

Q. Are there any hidden costs?

A. Absolutely not, there are no additional or hidden costs. Our flat service fee covers our services from start to finish no matter how much work is involved.
